Minuteman Property Services is not responsible for damage caused by undisclosed, hidden, deteriorated, improperly installed, or preexisting conditions that could not reasonably have been identified before work began.

Customers should remove or secure valuables, pets, vehicles, decorations, and other items that could interfere with the work area.

Junk Removal and Hauling

Customers must accurately describe the materials or items being removed.

Minuteman Property Services reserves the right to refuse any material that is unsafe, illegal, prohibited by a disposal facility, improperly contained, or outside the agreed scope of service.

Additional charges may apply for excessive weight, unexpected volume, difficult access, stairs, unusually heavy items, extended carry distances, special handling, dismantling, disposal fees, or additional labor.

Items removed from the property may be recycled, donated, transferred, resold, or disposed of at the discretion of Minuteman Property Services unless otherwise agreed in writing.

Prohibited and Hazardous Materials

Minuteman Property Services may refuse to handle hazardous, toxic, explosive, infectious, radioactive, flammable, illegal, or otherwise regulated materials.

Examples may include certain chemicals, fuels, pesticides, asbestos containing materials, medical waste, explosives, pressurized containers, contaminated materials, or other regulated substances.

The customer is responsible for identifying and disclosing any known hazardous materials before service begins.

Tree, Palm, and Yard Services

Tree, palm, and yard services are performed based on visible conditions and reasonable industry practices.

Results may vary based on species, health, age, weather, prior maintenance, disease, pests, soil conditions, and other environmental factors.

Minuteman Property Services does not guarantee the future health, appearance, survival, or growth of vegetation following trimming or maintenance.

Work involving conditions outside our safe operating limits may be declined or modified.

Appliance and Equipment Services

For appliance removal, installation, replacement, or similar services, customers are responsible for ensuring that required electrical, plumbing, gas, structural, and utility connections are safe, accessible, and compliant with applicable requirements.

Minuteman Property Services may decline work that requires specialized licensing or repairs outside the agreed scope of service.

Additional charges may apply if existing connections, fixtures, mounting systems, access conditions, or appliances require additional work not included in the original quote.

Subcontractors and Third Party Providers

Minuteman Property Services may use qualified independent contractors, subcontractors, vendors, or other service providers when appropriate.

The customer authorizes Minuteman Property Services to share information reasonably necessary to coordinate and perform the requested service.

Cancellations and Rescheduling

Customers should provide as much notice as reasonably possible when cancelling or rescheduling an appointment.

Minuteman Property Services reserves the right to establish cancellation fees, trip charges, deposits, or other service specific policies when disclosed before scheduling or service.
